Why should you invest in a basement remodel?

It’s true that a full basement finishing in Minneapolis can be a pricey and elaborate job, so why should you make the investment? What does a basement remodel do for you?

Added usable square footage/property value

The biggest draw for a basement remodel is that you’re adding more usable space to your home, and thus, more square footage to the house, which drives up your property value. Especially with how much property values have soared since the pandemic, this is the time to take advantage and add to your value. You’ll get most of your investment back and you’ll have the space to use and enjoy in the meantime. It’s the perfect reno project.

More usable rooms, baby room, rec room, movie room, storage

And speaking of the pandemic, that’s when it became clear that additional space is not just nice to have, but often absolutely necessary. With so many aspects of our lives now happening under the same roof instead of outside the home, whether we’re talking about work, school, socializing, or exercising, it’s imperative that we make room for all of them. A finished basement can be the extra space you need to create an at-home gym, a playroom, a home office, or a guest room

Weather proofing/mold prevention; protects from dampness, rain, snow, secures against pests

Of course, finishing a basement can have practical uses. Weatherproofing is one of the primary reasons why people take on a big project like a basement remodel. The Twin Cities gets its fair share of precipitation and you can’t take the risk of allowing the dampness to permeate the walls. That inevitably leads to mold, and then you have a real problem.

What are the Differences Between Basement Finishing, Remodels & Renovation Services

The choice between renovation, remodeling and finishing services will determine the price and budget the contractor gives you for a project. So, it’s essential to understand the difference between the three.

Basement Finishing Service

Unlike the rest of your house, an unfinished basement is a space that is not suitable for living. The area has no drywall, plumbing, insulation or finished flooring. A partially finished basement has undergone minimum modification to suit particular needs such as workshop or equipment storage.

Basement Remodeling

Honey-Doers is a basement remodeling contractor. You’ll need a basement remodeling contractor when the space is semi-finished or completely finished and requires changes for new use or optimal space increase.

The scope of the remodeling depends on the extent to which you want to transform your basement space. Efforts that go into a remodeling project may include:

  • Removing or moving walls
  • Installing or relocating the plumbing
  • Construction of new rooms and bathrooms
  • Any changes that suit projected the intended use of the remodeled basement

Basement Renovation

Renovation is making improvements and repairs on specific basements, such as installing new fixtures to restore the structure’s integrity to an original state. Renovation projects may include replacing tiles after water damage, among others.

What are the Steps of a Basement Renovation in Minnesota?

Step 0. Plan

Before starting any work on a basement renovation you should have a clear idea of your vision for the space with any new floorplans drawn. If you plan on adding a bedroom keep in mind Minnesota’s basement bedroom codes.

Step 1. Prep

First, there is the prep before the job.

  • Cleaning out the basement is the very first step, to ensure that the space is empty and ready to be worked on.
  • Then, you’ll want to do a moisture test. If you discover any vulnerable spots, now is the time to do any necessary waterproofing. Redirecting downspouts from your foundation, using a sump pump, or even regrading your lawn slope may be necessary, to drain the water away from, rather than towards your basement.
  • Once the basement is waterproofed, you can go ahead and look into any permits you may need to obtain to start the work and get your tools and materials ready.

Step 2. Walls

  • Install insulation: Polystyrene foam insulation is one of the most popular choices of material for insulation. It can be applied directly to the walls and it’s a simple enough process. The bits of foam just need to be cut to size and applied with adhesive. Once the entire wall is covered, the gaps are filled with insulating material/caulk.
  • Frame walls: When placing your wall joists, make sure that you account for all windows and doors. Otherwise, ensure that they’re equally distanced (16 inches apart) and install the top plate and bottom plates as normal.
  • Install drywall: The very important part when installing drywall is measuring carefully to make sure each piece is perfectly cut. Take into consideration outlets, windows and doors when measuring and cutting your drywall. Installing vertically is more common, but you can also choose to install your sheets horizontally.

Step 3. Floor

  • Pick out flooring materials: The first thing you need to do is pick what type of flooring you want. Tiling is easy to maintain, but you’ll probably need a professional to install it. But it’s durable and waterproof. Vinyl flooring is very popular, has a luxe finish, and it’s easy to install. It’s also basically waterproof. Carpet gives a more comfortable feel, but it’s also less resistant to dampness.
  • Install subflooring + flooring: As long as your existing concrete flooring is level and dry, then you can proceed directly with your flooring of choice. However, most likely you will need to add a plywood and polystyrene subflooring to make sure it’s level and moisture-free.
  • Once that’s down, you can install any kind of flooring you want. Whatever you choose, you will be able to find instructions for installation. Vinyl is usually recommended if you intend to make this an extension of your living space.

Step 4. Ceiling

  • Pick ceiling type: You can simply choose to paint your ceiling, if you want a simple way to finish up the job. That would blend in any utilities, vents, or pipes, and you would still retain access to them. The other option is to install either a drywall or a drop ceiling.
  • Install ceiling: Installing a drop ceiling is a great option because it’s cheap and it covers any exposed joists and pipes while still enabling access.
  • A drywall ceiling achieves a more finished effect, especially if you’re planning on turning this space into a living area. But keep in mind that it does require more effort to create access to ducts and pipes.

Step 5. Create your new space

  • You now have a finished, weather-proofed blank canvas that can become any sort of living space you wish. Now all you need to do is paint and furnish. The most common uses for basements are at-home gyms and rec rooms, but depending on the size and your needs, they can even become a modest “apartment”, complete with a bedroom, for a family member that needs more privacy.
